Parkland Residential Secures Zoning for Celebration Park BTR in Newnan

Major zoning win for Parkland Residential! The City of Newnan’s mayor and council granted zoning approval for Celebration Park, a new rental community by Parkland Residential on Celebrate Life Parkway in Newnan, Georgia. The community will feature 150 residences, comprised of 114 rear-entry stacked townhomes and 36 front-entry ranch-style townhomes targeting active adult residents.

The property was successfully rezoned to Residential Multi-family Low Density (RML), marking a significant achievement in one of metro Atlanta’s most restrictive entitlement environments. Newnan is very discerning and has granted few zoning approvals in recent years. The City recently imposed a temporary moratorium for new large residential rezonings and annexations on developments with more than 20 units through Dec. 31, 2026. This Celebration Park approval represents the confidence and trust that Parkland Residential has earned from local elected officials and municipal staff to deliver best-in-class missing-middle communities.

Parkland Residential was represented by Steven Jones of McKagen Jones Law Firm during the zoning process. Jones led the entitlement effort and played a key role in securing approval for Celebration Park.
